What is condo association insurance?

Condominium Association insurance includes both property coverage and liability coverage.  The property insurance, often also called the "Master Policy", covers the buildings and other common property owned by the Association.  The liability coverage provides protection to the Association and also to the Board of Directors for various types of risks Associations face today.  While individual unit owners still need their own insurance, the Association's insurance is generally the primary coverage with requirements set out in the Association's Governing Documents.

Who benefits from condo association insurance?

Everyone who owns a condo unit benefits from condo association insurance.  The Association's policy covers the exteriors of the buildings from damage such as fire, lightning, wind & hail.  Unit owners still need their own insurance, whether they live in their unit or rent it out, as their own policies will provide dwelling coverage to the interior of their unit and protect their personal belongings (contents).  The unit owner's policy will also provide personal liability and other important coverages.   But if disaster strikes, the Association's property insurance is vital for rebuilding.
